An urban apartment project with 149,000 square feet of living space on 6 levels, two levels of subsurface parking, and courtyard amenities located on Barton Springs Road, just south of downtown Austin. The site is a steep 1.5 acres with over 40 feet of fall from front to back.


Site complexities include multiple zoning designations for the site and waterfront overlay regulations, critical water quality zone from West Bouldin Creek, and preservation of multiple heritage trees while still maximizing buildable area.

Rainwater harvesting was utilized to meet City of Austin water quality requirements and the project obtained a waiver to detention requirements.
